The property lies on the waters of Campbell’s Creek and Kelley’s Creek of the Great Kanawha River and the waters of Morris Creek and Blue Creek of Elk River in Malden, Elk and Cabin Creek Districts of Kanawha County. Throughout the 19th and 20th centuries, the forestlands were harvested as a renewable resource for the benefit of both the Property’s business operations and of the community-at-large. For the past decade, Holstine Forestry Consultants (John Holstine) has managed the forests throughout its 7 Compartments and 29 blocks to enhance the overall health of the forest for sustainable growth and continuous harvest revenue consistent with best conservation practices.

Attributes & Highlights

Lying within four main watersheds, three of which are tributaries of the Kanawha river and one a tributary of the Elk River, the property contains many different soil types, aspects and topographic features, all of which contribute to the diversity of the forest. The Forester regularly inspects and maintains an excellent road and bridge system to facilitate mobility at all times for the purpose of staggered harvesting, including areas deemed inaccessible by many if not most loggers despite the frequent usage of the tract by the several pipeline companies and coal and gas lessees.  Regular harvests have occurred since 2011 and have yielded good profit without exception.

West Virginia law provides for separate ownership titles for surface rights and mineral rights. This property is being conveyed as surface and timber only.

Boundaries & Survey

This property is being sold in gross and not by the acre. Boundary lines have been marked according to a 2010 on-the-ground survey of the entire tract, to be made available at the time of on-site inspection.

Access/Frontage

The Property straddles two public roads, State Route 73/3 (Campbell’s Creek Drive) and 57/3 (Morris Fork Road).

Current Kanawha County Real Property Tax Assessment
